SPD1 -Design and Townscape Guide Adopted 2009

Good building design

The Design and Townscape Guide was first published in 2006 to inspire and positively encourage high quality design for development proposals, to provide a practical basis for achieving this and to assist us in resisting poor quality design. Since then a number of new policy and guidance documents have been published including the Southend-on-Sea Core Strategy which sets out the spatial plan for development in the Borough. A refresh of this document has therefore taken place and was adopted November 2009.

The key changes are:

  • Update of introduction in light of recently adopted policy and guidance
  • Cross links to the Core Strategy, East of England Regional Spatial Strategy and saved Borough Local Plan Policies
  • Improved guidance on:
    • Scale, Height and Massing
    • Sustainable Development and Design
    • The Historic Environment
    • Amenity Space
    • Backland and Infill Development
    • Tall Buildings
    • Pavement Cafes
    • Space Standards including Lifetime Home Standards
    • How to Submit an Application
